Increase Your Curb Appeal

It is critical to make a great first impression. The best way to do this is by increasing your home’s curb appeal, including mowing, pruning, weeding, mulching, and planting blooming flowers. Also, make sure the exterior of your home looks neat and clean by cleaning gutters and pressure washing the exterior, fixing broken shutters, professionally cleaning exterior windows, and if your home is painted, give it a fresh coat, or at a minimum, do touch ups.  New paint does wonders!   For condos, the entry way should be warm and welcoming.   This involves cleaning, de-cluttering and making sure paint is fresh and neutral.   For all homes, colors should be neutralized, enabling buyers to see themselves living in the home.

Repair and Organize

Whether it’s a buyer’s or seller’s market, you want your home to be in the best condition possible. Take care of major defects (a leaky roof or broken window), minor defects (a loose doorknob or scuffed paint), and make sure that closets give the appearance that your home has plenty of storage space.  A good purging not only helps with the appearance, it feels liberating!  You can donate items to a number of non-profits in the area.  We can provide an extensive list.

Make Surfaces Shine

From ceiling fans to floors – and everything in between – make sure that your home is clean and it sparkles. This is especially important of clean windows and doors, as plenty of natural light in a home is always invigorating to buyers.

Professionally Stage Your Home

Properly staged homes sell two to three times faster and for three to ten percent more than homes that have not been staged. By staging your home, each room will be given a purpose, furniture will be used to make rooms look bigger, and the flow of living spaces will be maximized.  The look must be aspirational to buyers.  And staging pays for itself in a quicker sale at a better price.

Remove or Replace Favorite Items

If you plan on taking certain window treatments or fixtures with you to your new home, remove then prior to putting your home on the market. Telling a buyer they can’t have an item that appears with the house and enhances its appeal can hurt the sale.
